I have a room in a 4 bedroom house on the east side of Simi Valley. It's an older house from the 70's, but everything works ok. It's extremely not fancy so you'll probably either like it or you won't.
The room is a basic small bedroom about 10’ x 11’. You’d be sharing a bathroom with one person. The bathroom is newly remolded and very nice. The room is unfurnished.
All utilities* and house privileges are included, internet, washer and dryer, kitchen, etc. *Utilities, like electricity, are included in the rent, assuming you use a typical normal amount. I can discuss this with you for more details. There is no traditional TV service so you’d need to get your own service if you want. The house has central heating but no air conditioning, so it could get a little warm in the summer.
You need to be a NON SMOKER. Not a smoker who smokes outside, but someone who doesn't smoke anything at all. I can't stress this enough. I can't have anything in or around the house that smells like smoke, including incense or scented candles. I’m also sensitive to strong scents like strong air fresheners, etc.
It's me and one other renter in the house.
I have 3 med/large nice dogs that are outside during the day and sleep inside in crates at night. You don't need to be a dog lover, but it would definitely help if you at least won't be bothered by them. Sorry no more dogs, and also no cats because I'm allergic.
The house is on a small cul-de-sac so it's usually fairly quiet. Most of the houses here have dogs though, so they do bark from time to time if there's reason to.
The rent is $1,000 a month, with a month to month agreement, and a small security deposit of $200. I’m not the homeowner but the owner requires all tenants to have renters insurance. Fortunately renters insurance is very inexpensive, and if you already have car insurance you could probably get it basically for free because of having a multiple policy discount with the same company.
