We are looking for a real estate expert (and creative lending partner) to help us acquire a property in Thousand Oaks, West Hills too.. there abouts, for rental income.
Our Goal:
To "House Hack" — we want to buy a property (Single Family with ADU, Duplex, or large Condo) where we can live in one part and rent out the others.
Our Position:
We are experienced homeowners: One partner has owned her condo for 24 years (high equity position).
We are looking to leverage this current asset to fund the new purchase.
We are open to keeping the current condo as a rental OR selling to 1031 Exchange into a larger multi-unit.
Who we need:
A Realtor who understands investment property (zoning, ADU potential, rental rates) and isn't just showing us "pretty" houses.
A Loan Officer / Lender who can structure a deal using the equity from our current condo (HELOC, Bridge Loan, or Cross-Collateralization).

We are NOT selling. We plan to keep it as a rental.

Lender: Must understand how to use "departing residence rental income" to help us qualify for the new purchase. We need to know our buying power if we rent out the current unit.
Agent: We need a property with "value-add" potential. (I own heavy equipment/excavation trucks, so we aren't scared of a fixer-upper or a property that needs grading/site work).
